Split decision for me. The two meadows(?) are fields adjoining the main road, A388, on one one side and playing fields on the other. A further field lies between the development and the river. Houses and other development is on the opposite, western, side of the A388 and the fields for potential development are opposite existing housing in Britford Lane on the south side.
As someone who fished the Longford Estate for some years (and had my subscriptions increased by £300 this year by the enthusiastic Land Agent - why I left this year) I know the real delight of the true water meadows slightly farther downstream. Shown in a superb DVD by a well know centrepin maker!
The LAA section at Britford currently holds some of the best roach fishing on the Avon - nearest to a lot of human activity - which cormorants avoid.
