Plenty of room in the libary for my angling books !

Too many otters up there as beautiful the house & grounds are! Cost a lotta for the fencing! Surrounding nearly 19 acres!

Bags I don't do the cleaning.

I have stored away in my browser favourites the details of a house about 10 miles from me should the lottery come up anytime soon ... described as :-

"Available at a price guide £649,000.
Approximately 3 acres with a small stream.
An opportunity to acquire an equestrian property which incorporates a 1/2 acre fishing lake and various out buildings and
stables."

If you could afford £3million to buy the place you could probably afford a couple hundred grand for an otter fence that size

MGs, you're being pessimistic re needing £3M. You could offer a mere £2,950,001 .
